    DUE DILLIGENCE

    DESIGN DEVELOPMENT

    Every home is a living entity that necessitates the development of infrastructure. Material transitions, as well as plumbing, mechanical, electrical, and structural aspects, are all harmoniously interwoven into the design to improve and consolidate it.

    CONSTRUCTION DOCUMENTS

    A set of designer's documents is a set of building instructions for the contractor. The depth and completeness of these designs determine the project's cost, quality, and timeliness, and distinguishes Earnest and Romance from competitors.

    PERMITTING

    We obtain consent from the regulating agencies on your property before we begin construction. Drawings, structural and energy calculations, as well as the required application and payments, are all submitted. To obtain a permit, we must complete two sets of reviews in which we respond to comments. Once the payments are paid, a permit is provided, allowing construction to commence.

    CONSTRUCTION ADMINISTRATION

    Once building begins, the designer will return to the site at regular intervals to monitor the contractor's progress and quality of work. We analyze the contractor's material and product submittals and respond to inquiries to accelerate construction and fix difficulties.

    After thorough development and completion on all aspects of the project, the client is then left with a beautiful masterpiece.
